If you’ve got roughly 90 days between deciding to sell and needing to be moved out, it’s tight — but it’s doable. I’ve walked enough sellers through this to know where people usually get caught off guard, so here’s what the timeline actually looks like, not the sanitized version.

Days 90–60: Get the House Ready to Sell

This is the stretch where the work happens before anyone sees a “For Sale” sign.

Days 60–30: List, Show, and Get Under Contract

Days 30–14: Under Contract to Clear to Close

Days 14–0: Moving Week

The Part Nobody Tells You

The house-selling side of this and the moving side of this run on two different clocks, and they don’t always sync up cleanly. Your closing date is set by contract; your moving truck is booked on a separate calendar. Build a few days of slack between “I need to be out” and “the sale legally closes” if you can — it’s the single biggest source of last-minute stress in a timeline this tight.
