Guides

Real answers to the practical stuff — timelines, neighborhoods, what's easy to miss — before you pack a single box.

Start Here If You’re Planning a Move

These guides are the stuff I end up explaining over and over. That isn’t a bad thing! It just means the same questions come up for almost everybody. When do I actually need to list? How do I compare neighborhoods that all look the same online? What am I forgetting?

So I wrote it down.

If you’re moving here from out of state, start with the Relocating to Phoenix checklist. It walks you through the 90, 60, 30 and 14 days before your move. Then read How to Choose a Phoenix Neighborhood Based on Your Lifestyle. That one’s less about square footage and more about how you actually want your week to feel.

Selling first? The 90-Day Seller Timeline is honest about what fits into three months and what doesn’t.

Here’s the thing most people don’t expect. The Valley is huge, and the areas I cover feel completely different from each other. Anthem is a planned community with a big family loop and an I-17 commute. Cave Creek is Old West, acreage and dark skies. Carefree is quieter and more polished, with a walkable town center. Rio Verde is the rural edge, with horse property and Tonto National Forest right there. Same metro, very different lives.

That’s why every guide links back to the neighborhood pages. Read the guide, then go look at the areas that actually fit.

A few things locals know that you won’t see on a listing:

Want all of this in one place? The free North Valley Relocation Checklist has a printable stage-by-stage list. You can grab it from the homepage. And if you’ve got a question that isn’t covered here, just ask me. That’s usually how the next guide gets written.
